Located on 17th street and Spring St., this building sat abandoned for several years, before
Mercedes Benz decided to make this their new R&D office for their North American branch.
Design and construction of this building involved careful study and coordination as to not
disturb the historic value whist at the same time updating the interior and exterior to bring
it up to form and function.

This project consisted of abating the interior of the space and fitting out the interior to
create a new 4,500 square feet office space. Leaving the existing slab and masonry was
paramount to preserving the integrity and charm of this historic building. During
construction, Paryani Construction ran into multiple unforeseen conditions, such as existing
piping and wiring being too old to function and/or not up to code. This space also required
adding new glass overhead doors into the existing 100-year-old façade, where the existing
façade needed to be structurally reinforced with steel. Paryani Construction was able to
work through these issues to meet the overall budget and schedule and deliver this new
space while keeping the old charm.
